Ottawa\u0027s vacant unit tax applies to owners of homes that sat vacant for more than 184 days in 2022 unless they match an exemption.
Exemptions from the tax include the owner of the property having died or being in hospital or long-term care; an arm’s length sale; a court order preventing it from being lived in, sold or rented; extended renovations or construction; and it being used as a cottage rental with a valid permit for at least 100 days.
However, procrastinators have some more breathing room. April 30 is the late declaration deadline, and with the tax program in its first year, the city has opted to waive the $250 late fee that would otherwise apply between this Friday and the end of April. Positioned as a way to discourage property owners from having homes sitting vacant during a housing crisis, and to bring in new revenue the city will use to fund affordable housing, the tax rollout has been far from universally popular.
