Concerned residents weighing options following public hearing, vote
The Kings County council chambers in Coldbrook were filled for a public hearing on a controversial rezoning application for a Wolfville Ridge property on Dec. 6. - Kirk StarrattCOLDBROOK, N.S. — A controversial land rezoning on Wolfville Ridge has been approved by the slimmest possible margin.
The existing building on the subject property, about 16,000 square feet, was originally used as an equestrian barn with an indoor riding area. Prior to being renovated by Mills, it contained three apartments. “The vast majority of residents feel that any of these businesses permitted in C4 wouldn’t be a good fit for the area,” he said.
Mayor Peter Muttart said he would vote against the rezoning and pointed out his decision wasn’t based on emotion. He doesn’t think the application fits with municipal regulations, a point raised by Wolfville resident David Daniels at the public hearing. Mills said the subject property hasn’t been used for agriculture in the past half century and it isn’t valuable farmland. He pointed out he hasn’t removed any land from agricultural use, so “from a logical perspective, that argument was not a good one.”
“Council made the right decision,” Mills said. “I wasn’t particularly happy with the closeness of the call.” Mills said the matter is more about following policy than keeping people happy and, in his opinion, Allen voted against the motion “to appease his constituents.” Considering the “overwhelming” volume of opposition to the rezoning in the community, Atwell said they find it difficult to understand the outcome of the vote. She said the group of concerned residents is questioning the public process surrounding municipal planning applications in general.
